Why Your Gutters Are More Important Than You Think
Gutters are easy to ignore. They sit up at the roofline, doing their job quietly — until they stop working, and then the problems they cause are anything but quiet. A blocked or damaged gutter can lead to damp walls, rotting fascias, cracked foundations, and internal water ingress, all of which cost far more to fix than a straightforward gutter clean.
In Ely and the surrounding Fenland area, we see a particular combination of conditions that make gutter maintenance especially important. The flat, open landscape means wind carries a significant amount of debris — leaves, moss, and seedpods — directly onto roofs and into gutters. Add in the heavy autumn and winter rainfall that's typical of the East of England, and a partially blocked gutter can overflow almost immediately during a downpour.
What Happens When Gutters Are Neglected
When gutters fill with debris and standing water, a chain of problems follows. The most immediate is overflow — water spills down the outside of the building rather than being channelled away to the downpipe. Over time, this saturates the mortar joints in brickwork, causes dampness to track inward, and softens the timber fascia boards the guttering is fixed to.
Fascia damage is particularly costly because it usually means the guttering itself needs to come down to allow repairs. If you've noticed paint peeling on your external walls, green algae growth on brickwork, or damp patches appearing on internal ceilings near the eaves, your gutters are worth checking first. Our fascias, soffits and guttering service covers everything from a simple reline to a full replacement of damaged sections.
In older Ely properties — Victorian terraces, 1930s semis, and the many converted agricultural buildings in the surrounding villages — original cast iron guttering is still common. Cast iron lasts well when maintained, but it corrodes at the joints and can crack under frost. Left unattended, a cracked cast iron section will let water run continuously down the wall face through every rain shower.
How Often Should You Clean Your Gutters?
As a general rule, gutters should be cleared at least once a year, ideally in late autumn after the bulk of the leaves have fallen. Properties close to trees — particularly the large willows and poplars common along the Fen drainage channels — may need clearing twice a year, once in spring to remove the seed debris and moss that builds up over winter, and again in autumn.
A standard gutter clean in the Ely area typically costs between £60 and £150 depending on the size and accessibility of the property. That's a modest outlay compared with the cost of replacing saturated fascia boards or repairing internal damp, which can easily run into hundreds or thousands of pounds. The National Federation of Roofing Contractors recommends regular gutter inspection as part of routine property maintenance, and it's advice we'd second without hesitation.
Signs Your Guttering Needs Attention Now
You don't always need to get up a ladder to spot a problem. There are several things you can check from ground level:
- Water marks or staining on the external wall directly below the gutterline
- Visible sagging in the gutter run, which suggests the brackets have failed or the fascia behind them has rotted
- Plants growing from the gutter — a reliable sign of compacted debris and standing water
- Overflowing water during or after rain, even if it's light rain
- Damp patches on internal ceilings near external walls, particularly in upstairs rooms
If you're seeing any of these, it's worth having the guttering inspected properly rather than waiting. What looks like a simple blockage from the ground occasionally turns out to be a failing joint, a cracked section, or a fascia that's no longer providing solid fixing. We cover Ely and nearby areas including Littleport and Soham, so getting someone out to take a proper look is straightforward.
Gutter Replacement: When to Consider It
UPVC guttering, which is standard on most homes built from the 1970s onwards, typically lasts 20 to 30 years before it becomes brittle and starts to crack or pull away at the joints. If your guttering is old, repeatedly blocking, or sagging despite the brackets being intact, replacement is often more economical than repeated repairs.
Modern UPVC systems are inexpensive, low maintenance, and available in profiles that suit both modern builds and older properties. There are also cast iron effect systems that suit period homes without the maintenance burden of actual cast iron. Replacing the guttering at the same time as any fascia or soffit work saves on scaffolding costs and is usually the most practical approach.
