Roof size and perimeter. Cost is largely linear: the more metres of fascia board you have, the more material and labour time the job takes. A detached bungalow with a hip roof has a longer perimeter than a two-storey semi of similar footprint.
Extent of the rot. If the rafter feet behind the fascia are rotted, they need to be cut back and spliced before new boards can be fixed. This adds time and material. A job that looks like a straightforward swap can become more involved once the old boards come off and the true condition of the timber is visible.
Access difficulty. Higher rooflines, extensions, conservatories in the way, or restricted garden access that prevents scaffold erection all add to cost. Scaffold is often required for a proper replacement job, and that hire cost is part of the overall price. Any rotten rafter feet or noggins are dealt with before new boards go on. Soffits are either replaced at the same time or, if they are in sound condition, retained. New uPVC or aluminium guttering is then fitted to the new fascias, with joints sealed and fall checked before the downpipes are connected.
Vented soffits are worth specifying if your roof space relies on through-ventilation. Poor roof ventilation accelerates condensation damage in the loft, which can felt degradation and timber rot even when the external roof covering is sound.
