What Affects the Cost of Lead Work

Lead flashing jobs vary considerably in price because the scope, the access requirements and the specification all differ from one roof to the next. A simple chimney apron replacement on a single-storey extension is a very different job from re-leading a full chimney stack on a two-storey house or relining a long valley gutter. Below is a straightforward guide to how costs are built up, based on typical UK pricing.

The Cost of Lead Sheet Itself

Lead is a commodity metal and its price fluctuates with the market. As a rough guide, code 4 lead sheet currently costs in the region of £30-£40 per square metre for the material alone, and code 5 is a little more. On a standard chimney with a front apron, two sets of step flashings and a cover flashing, the total lead area used might be 1.5-3 square metres depending on the size of the stack. Material costs for a typical chimney are therefore likely to fall somewhere between £50 and £150 for lead alone, with labour and sundries (mortar, clips, wedges) on top.

For a valley liner, the lead area is larger - a 4-5 metre valley on a typical house might use 3-5 square metres of code 5 sheet, putting material costs higher still. These are material-only figures; they say nothing about what the overall job should cost including access, labour and making good.

Typical Total Job Costs

For a domestic chimney lead work repair or replacement in the East of England, typical total costs (material and labour combined) tend to fall within the following broad ranges:

  • Small repair to one section of flashing (e.g. a lifted apron or a single failed step): £150-£300 depending on access.
  • Full chimney re-lead (stripping and replacing all flashings on a standard-size chimney stack at first-floor eaves level): £400-£800 in most cases.
  • Full chimney re-lead on a large or complex stack (tall stacks, multiple flashings, difficult access): £700-£1,200 or more.
  • Valley gutter re-lining (lead valley liner and soakers to a typical domestic roof slope): £500-£1,000 depending on length and tile type.
  • Flat roof perimeter and upstand flashings (parapet or abutment lead on a flat-roofed extension): £300-£700 depending on the length of the run.

These ranges are indicative. A detailed quote for your specific roof will differ, and any roofer who gives you a firm price without inspecting the job first is guessing.

What Pushes the Cost Up

Access and scaffold. The single biggest variable in lead work pricing is access. A chimney at ridge height on a two-storey house requires either a tall ladder and roof ladders (increasing the risk and the care required) or a section of scaffold tower or proprietary scaffold. Where scaffold is needed, the hire cost is typically added to the job price separately and can add £200-£500 or more for a short-duration hire on a domestic property. If a roofer quotes a very low price for a high chimney, ask specifically how they plan to access it safely.

Lead code. Code 5 costs more per square metre than code 4. For simple step flashings the difference per job is modest, but for a large valley liner or back gutter the additional material cost is real.

Extent of brickwork repairs. Where the chase joints in the chimney stack are badly eroded, or where individual brick faces have been damaged by frost or previous poor-quality pointing, the brickwork will need making good before the flashing can be re-fixed. This is additional work and adds cost. It is also necessary - fixing lead into crumbling mortar will not last.

Number of elements on the chimney. A chimney on a hipped roof may need flashings on three or four sides. A stack at the gable end of a house may have only a back gutter and a front apron. The more elements, the more lead, and the more time the dressing and pointing takes.

Valley tile type. Relining a valley under plain clay tiles is more involved than under concrete interlocking tiles, because more courses need lifting and re-laying to provide the correct soaker depth. Slate roofs require similar care. The tile type affects both the time and the skill required.

What Can Keep the Cost Down

Catching it early. A flashing that has lifted but is otherwise intact can sometimes be re-fixed and re-pointed without replacement. If you spot a problem - cracked mortar, a lifted edge, staining on brickwork - and get it looked at before a leak develops, the repair may be a fraction of what a full re-lead would cost.

Combining jobs. If you have other small roofing tasks outstanding - a handful of slipped tiles, a blocked valley, re-pointing around a vent - having them done at the same time as the lead work means you only pay for one access setup rather than two or three separate call-outs.

Straightforward access. A single-storey extension chimney or a low-level abutment that can be reached from a standard ladder without additional scaffold will always cost less than the same job at ridge height on a two-storey property. If the job is accessible, say so when you call - it is relevant to how the roofer prices the work.

Getting a Quote That Means Something

A quote for lead work should specify the code of lead being used, the area of lead to be replaced, how access will be achieved, what will happen to the stripped material, and what pointing or brickwork making-good is included. A price that simply says "re-lead chimney" without any of this detail is hard to compare against other quotes and gives you no basis to check whether the work has been done as agreed.

Ask any roofer quoting for lead work whether they will be dressing the lead themselves on site or using pre-formed sections. Pre-formed lead products are used by some contractors and have their place on very straightforward details, but for a complex chimney stack with multiple angles, hand-dressed lead sheet installed to the correct section lengths is the better specification.
